4 Simple Steps to an Effective Business Elevator Pitch or Personal Brand

When you are an entrepreneur or a Real Estate Investor it can be very difficult to ask that age old question "What do you do?" One of my favorite blogs and a good mentor to anyone that builds their business by referral has some pretty good advice on how to address this simple but not always easy question.

Networking Now Says

When someone asks you what you do, what are the first words out of your mouth? If the words aren’t ready to roll off your tongue, then read on . . .

When someone asks you what you do, make sure you’re ready with a response that is succinct but memorable. The attention span of the average adult is only 20 seconds; a long, drawn-out answer to the question isn’t’t going to work.

Focus on creating a unique selling proposition (USP)–a mini commercial that you can readily use while networking. I think of this as a personal answer to the age-old “Whattaya do?” question, which we’ve all been asked about a million and a half times.

Many in business call this the Personal Infomercial or Elevator Pitch. (You should get your point across in the time you take an elevator with someone)

What an “Elevator Pitch” is not:

It is not a “sales pitch." on your product or service. A great formula that I have found effective that can work for just about any business can be found in these simple steps.

What an "Elevator Pitch" Is

To me it is a quick way of finding out if you can strike curiosity into the person you are talking to in order to create a referral, connection or an appointment.

Identify who you can help by starting with… I show people who (need to save money, want to buy real estate, want to own their home, can’t get a mortgage,)
Identify what you can help them with…. how they can (increase their revenue, income, own a home, pay less on their mortgage)
Identify why they can benefit... so they can (have more time freedom, enjoy home ownership, reap tax benefits, spend more time with family)
Ask if they know anyone like that… end with a question or ask for a referral.

Here is a finished example of an effective elevator speech:

I use this all the time in the current real estate market. Let’s say I’m having a casual glass of wine and unwinding at the local restaurant and I strike up a conversation. Very often the conversation leads to the age old question "What do you do?"

I could say… "I show everyday people how they can buy real estate without the hassle of a bank, so they can enjoy home ownership and all of it’s benefits. Do you know anyone that is having trouble with their real estate right now?"

You would be surprised on this one liner will open a conversation, create a referral or maybe the person you are talking to would love to learn more. The point is it is not hard selling and it opens a door for somebody to learn more about you. I promise if you use this formula in your business you will have more success. Try it out for a while and let me know what you think.

I recently participated in the 2010 Walnut Creek Wine Walk and I don’t think I’ll miss it next year!

A few days ago Stacey mentioned this event to me and I was not all too excited. I agreed to go and had a great time. We met some friends in Downtown Walnut Creek and for only $25 you get to rome all around Walnut Creek and sample great regional wines as well as local food from tons of participants. By the time we did the whole walk I learned about several business in Walnut Creek I didn’t even know about and quite a few that I would visit again.

Going to Costa Rica? The Riu Resort Has it Pros and Cons But Good for a First Visit.

I recently spent 10 days in Costa Rica with my Wife for our honeymoon. I often wonder how we chose Costa Rica as our destination. Originally we wanted to go somewhere neither of us had ever been and somewhere memorable and beautiful. Lucky I speak a bit of Spanish and it turned out I was better at it than I thought I would be. Anyway I wanted to review some things about what we saw and what we loved and also what we didn’t’t like so much. We stayed at an all inclusive RIU Resort on the Pacific side of Guanacaste the 2nd largest province in Costa Rica. The resort is just west of the Matapalo Beach.

This was the first time I had stayed in an all inclusive resort. It was recommended to us because it was our first time there and we wanted to make sure the essentials were taken care of, such as food drinks and entertainment. If you are considering staying at the RIU I would recommend it for the price that we paid and what we get, however don’t expect the world or five star service when you visit any all inclusive resort.

1. ALL INCLUSIVE FOOD AND DRINK: All inclusive meant the food and drinks including alcohol were available to us anytime. However I’ll tell you by the 8th day into our trip I did not want to set eyes on another buffet! It can be tough to get a good quality alcoholic libation if you don’t develop some good rapport with the bartenders as well. The resort had three restaurants that were not buffet style, but you had to have reservations 24 hours in advance.

Our room was gorgeous with a free mini bar they would replenish every 48 hours a huge Jacuzzi tub and walk in shower. The only real bummer is there is no internet service in the rooms. You had to hang in the lobby to enjoy the wireless internet and catch up on emails. Essentially if you ever needed a bite to eat or a good cocktail you really didn’t have to go very far to get it.

2. FUN FRIENDLY SERVICE STAFF: The service staff was always friendly and they had some great entertainment. I speak a bit of Spanish and it is easy to make friends with bar staff and service people. They are eager to entertain and make sure you are having a good time. Throughout the duration of your trip you should get a chance to make many Costa Rican friends.

3. GREAT NIGHTLY ENTERTAINMENT: Every night they had a dancing show such as Greece, Mama Mia and a Michael Jackson Impersonation that was actually quite good. Throughout the day there had a lot of different entertainment which was great, such as wacky contests, salsa dancing and games. This was a surprise to us as we had no idea about the entertainment. If you like ballet and musicals you won’t want to miss the nightly entertainment.

4. GREAT POOL AREA AND BEACH ACCESS: The pool was one of the best I’ve been at and great for just lounging or reading a book or you can relax in the pool or at the poolside bar. The beach there is also great with wildlife randomly running around and beach activities, souvenir peddlers and some great water. The waves there were not big enough to surf but great for cooling off. They also include a disco club and a casino but I can’t speak on them because we spent no time at either place.

5. EASY ACCESS FOR SIGHT SEEING AND TOURING: If you are the type of person that wants to go on ATV tours, go Zip Lining across one of the famous Canopies or take a tour of an actively erupting volcano, the tours can be booked right at the front lobby. We personally took a few tours that were well worth it like a Jungle River Cruise where we had wild white faced monkey’s in our boat eating bananas from our hands. I would really recommend a few of the tours however you should get out and rent your own vehicle and do some of your own exploring too. Just make sure you get four wheel drive as some of the roads are VERY rough!

The best way I can some up my experience there would be a cruise ship that never leaves port. If you’ve ever been on a cruise you know what I mean. The resort itself is quite isolated, being about 13 KM from any town or main road. Over all I would recommend the RIU as long as you don’t care about eating buffet food don’t mind not getting room service. If you don’t want to spend a lot of money on all the professional tours. You should absolutely rent a car and explore the country like we did.

SF Gate Says

The number of people filing new claims for unemployment benefits unexpectedly rose last week by the largest amount in three months. The surge is evidence of how volatile the job market remains, even as the economy grows.

Applications for unemployment benefits rose to 471,000 last week, up by 25,000 from the previous week, the Labor Department said Thursday. It was the first increase in five weeks and the biggest jump since a gain of 40,000 in February.

Not to mention the stock market has lost all of it’s gains for the year so far in just a matter of about two weeks. We are officially into another bear market just like I promised about a week ago! Learn how to use those put options and protect your capital!

What Do You Do when You Feel Violated and Angry?

So last week I was enjoying a meal at a local family owned restaurant when a guy jumped up and said a car just like mine got pummeled in the parking lot. Of course the car happened to be mine! When we went out to check the damage the culprit was long gone. Naturally I was pretty pissed off when the gentleman who saw the accident happened to have the plate number and the waitress had the name of the customer who just left. I naturally made a report and was on a mission to track down this hit and run driver. Sure enough an hour later we found her. I could have made a stink and pressed charges for hit and run but I decided that would be too much negative energy. Turns out the person that hit my car is a little 70 year old lady that was really sorry and barley knew she hit my car. Regardless she will be taking care of my car and it turns out the person that witnessed the accident may end up being a great business connection!

Exactly a week later my car was broken into in my front yard of all places. Nothing major was stolen but I was pissed! I brought myself back to thinking if I could find those punks I let em have it. Then I realized there really was no harm done. My car was not vandalized and nothing really important was lost. I found myself almost feeling sorry for the burglars. Anyway looking back I started thinking about karma. I feel like how you react to situations like this makes a big difference how they play out. I could have called the police and spent hours of negative energy on the incident but instead I went back to work. I actually really fell great about it. These guys were unable to get to me, and I feel a lot of positive energy just because of the way I reacted to the situations. When I spoke to people in my social networks a few referred me to a video by a country singer I never heard of called "I Pray For You" I thought it was pretty funny with the lyrics to the song.

Here are Five Ways To Create Good Karma Everyday

Reacting Positive to a Negative Situation: When something horrible happens to you try really hard before overreacting and getting angry to take a deep breath and find the positive or "silver lining" in the situation. Every incident has one, you just have to find it.
When you lose, don’t lose the Lesson: Every situation has a lesson as well as a silver lining. Always try to learn something and you will become a better person for it!
Be Compassionate: In either situation I probably would have reacted different than the lady that hit me or the people that robbed me. However I can’t help but think of the hardships that drives people to steal or how old age effects your ability to judge a situation. Find some compassion for those that wrong you. It will make you feel great and it will probably annoy them quite a bit as well.
Control Anger: For some this is very difficult but once you learn to control your anger and react with kindness you will be surprised how it will only effect you and the ones you love around you in an extremely positive way.
Act With Kindness Everyday: It’s hard to not get caught up in the daily grind. Make a conscious effort to do something nice for someone everyday! Open a door for someone, look for opportunities to be of service to people with no reward and rewards will naturally find you.

"I was talking with a new associate of mine and they really were pushy about a referral. It was natural for me to think "Why should I do business with this person? What have they done for me? I don’t even know this person!" It really reminded me of a book I read when I first started in business that really helped me develop and give more business to people I wanted more business from called How to Win Friends and Influence People by Dale Carnegie

It got me thinking about reciprocity in business being one of the most important fundamentals in any business, or any relationship for that matter. I always used to feel like it was so cheesy when I first got into the mortgage and real estate business back in 2003 how all my mentors and managers always talked about the "relationship" as a brand new entrepreneur I always just thought it was just business. The fact is that ALL of my best business partners, clients and customers over the years truly have developed from constant building of trust and experience together. Just like any good relationship you have a natural desire to help those that you know like and trust and make every transaction a win win situation.

So Where Do you Start with Reciprocity in Business and Networking?

According to Networking Now: The term reciprocity is at the center of relationship networking, but it is often misunderstood. Webster’s dictionary defines reciprocity as “a mutual or cooperative interchange of favors or privileges,” as when actions taken for the benefit of others are returned in kind. This leads many inexperienced networkers to expect an immediate return for any actions they take on behalf of another. Givers gain, right? Wrong.

You never know they may need a quarter for the meter or a ride to the post office. You would be surprised how fast people want to reciprocate if you simply extend a simple favor. If people see you take consistent action to add value not just to business but to their lives they will trust you, and do business with you.

Stock Market Plummets 4% Are you worried about a huge double dip in the markets? Is America heading down the same road at Greece?

So if you are into the stock market or business at all you better be pay pretty close attention to what is happening. The Greek Financial Crisis sent the markets into a tailspin and at one point in the session the Dow was down almost 1,000 points. I predict a drop much like 2008. If you look at the indicators they are all there.

Wall street Journal Says

Stocks plummeted in a flashback to the panicked trading of 2008 as investors registered deep fears about the European debt crisis. Selling accelerated late in the day due to a wave of automated sell orders that turned an ugly drop into full-blown market washout.

At its afternoon low the Dow Jones Industrial Average was down almost 1,000 points, hurt by sharp drops in Procter & Gamble, 3M and other companies that traders said were subject to heavy selling by so-called black boxes, or automated trading systems.

If we look at the path that our country is currently headed down what is happening in Greece may not be too far off for us Americans. Pretty frightening if you ask me.

So What Can I Do To Stay Ahead?

Myself as a serial entrepreneur always looking for ways to capitalize. I am planning all my short and put options strategies right now for the plummeting market to come. Fewer Foreclosures on the Market | Banks are Holding Real Estate Learn to be a Cash Buyer

I talk to Realtor’s and Real Estate Investors everyday throughout the SF Bay Area. Many believe that there are more foreclosures being held by banks than there actually are right now. You might be surprised that the banks on a nationwide level are not holding as many foreclosed homes as originally thought. In many cases they area simply letting people live in these homes for free without paying a mortgage.

I personally know several families and individuals that have been living without foreclosure proceedings and without paying their mortgage for 6 months, one year and even up to two and half years in Pleasant Hill California, and all over the Bay Area. However there will be another major wave coming throughout the next two years. The next foreclosure wave is inevitable. The real question is are you going to capitalize as a cash buyer or are you going to be stuck like millions of other Americans that don’t fit into the banking mortgage box?

The Wallstreet Journal Says

Banks have fewer foreclosed homes to sell than previously believed, but those holdings are likely to grow gradually over the next couple of years, a new study by Barclays Capital says.

The investment bank’s latest calculations support the view that the U.S. housing market is stabilizing but that a major recovery isn’t imminent and there are still risks of falling prices.

Barclays estimates banks and mortgage investors including Fannie Mae and Freddie Mac owned 480,000 homes at the end of February. Barclays has acquired more data on mortgages and refined its methods for analyzing foreclosure trends. Under the bank’s previous methods, the estimate for February would have been more than 600,000.

Barclays expects the inventory generally to rise over the next 20 months, peaking at 536,000 in January 2012, and then decline gradually.

The rate that the government charges to insure FHA loans wend from 1.75% of the loan amount to 2.25% last week. That makes if much more expensive to get one of these loans. More Info Here!

CA Tax Credit Details Released | How To Get the New Home Buyer Tax Credit

Important Details | The 2010 New Home Credit and First-Time Buyer Credit begins May 1, 2010.

The New Home / First-Time Buyer Credits are available only for purchases that close escrow on or after May 1, 2010.

Applying for the 2010 New Home/First-Time Buyer tax credits: Applications must be faxed after escrow closes. The new application will be available by May 1, 2010. We will deny the application if the 2009 form is used or if we receive the 2010 application before May 1, 2010.

Check this page often. We will add updates as they become available.

General Information: These tax credits are available for taxpayers who purchase a qualified principal residence on or after May 1, 2010, and before January 1, 2011. Additionally, these tax credits are available for taxpayers who purchase a qualified principal residence on or after December 31, 2010, and before August 1, 2011, pursuant to an enforceable contract executed on or before December 31, 2010. The purchase date is defined as the date escrow closes. Taxpayers may apply for the tax credits if they have entered into a contract before May 1, 2010, as long as escrow closes on or after May 1, 2010.

These tax credits are limited to the lesser of 5 percent of the purchase price or $10,000 for a qualified principal residence. Taxpayers must apply the total tax credit in equal amounts over 3 successive tax years (maximum of $3,333 per year) beginning with the tax year in which the home is purchased. The tax credits cannot reduce regular tax below tentative minimum tax (TMT). The tax credits are nonrefundable and unused credits cannot be carried over.

The total amount of allocated tax credit for all taxpayers may not exceed $100 million for the New Home Credit and $100 million for the First-Time Buyer Credit. However, since many taxpayers will not be able to utilize the entire tax credit, the legislation specifies that the $100 million cap for the New Home Credit will be reduced by 70 percent of the tax credit allocated to each buyer and the $100 million cap for the First-Time Buyer Credit will be reduced by 57 percent of the tax credit allocated to each buyer. For example, if a taxpayer is allocated $10,000 for the New Home Credit, the $100 million cap for the New Home Credit will only be reduced by $7,000. If a taxpayer is allocated $10,000 for the First-Time Buyer Credit, the $100 million cap for the First-Time Buyer Credit will only be reduced by $5,700. The 70 and 57 percent reductions do not impact the amount that can be claimed by the taxpayer.

We will allocate the tax credits on a first-come, first-served basis.

Only one tax credit is allowed per taxpayer. If a taxpayer qualifies for both tax credits, the law specifies that we will allocate the amount under the New Home Credit.

Taxpayers will not be eligible for either tax credit if any of the following apply:

The taxpayer was allowed a 2009 New Home Credit.
The taxpayer is under 18 years old. (A taxpayer who is married as of the date of purchase will be considered to be 18 if the spouse/registered domestic partner (RDP) of the taxpayer is 18 or older on the date of purchase.)
The taxpayer or the taxpayer’s spouse/RDP is related to the seller.
The taxpayer qualifies as a dependent of any other taxpayer for the tax year of the purchase.

New Home Credit: A qualified principal residence, for purposes of the New Home Credit, must:

Be a single family residence, either detached or attached. This can be a single family residence, a condominium, a unit in a cooperative project, a house boat, a manufactured home, or a mobile home. A home constructed by the taxpayer is not eligible since the home has not been “purchased.”
Have never been occupied. Sellers must certify that the home has never been occupied in order for a taxpayer to receive an allocation of the credit.
Be eligible for the California property tax homeowner’s exemption.
Be occupied by the taxpayer as their principal residence for a minimum of 2 years immediately following the purchase.

Tax credit allocation:

A Certificate of Allocation will not be issued if:
- The seller does not certify the home has never been occupied.
- We do not receive the application and a copy of the properly executed settlement statement within 2 weeks (14 calendar days) after the close of escrow.
- We receive the application or reservation request after the total tax credits available have been allocated.
FTB’s determination may not be protested or appealed.

First-Time Buyer Credit: A qualified principal residence, for purposes of the First-Time Buyer Credit, must:

Be a single family residence, either detached or attached. This can be a single family residence, a condominium, a unit in a cooperative project, a house boat, a manufactured home, or a mobile home. A home constructed by the taxpayer is not eligible since the home has not been “purchased.”
Be eligible for the California property tax homeowner’s exemption.
Be occupied by the taxpayer as their principal residence for a minimum of 2 years immediately following the purchase.

A first-time buyer is any individual (and the individual’s spouse/RDP, if married on the date of purchase) who did not have an ownership interest in a principal residence, either in or out of California, during the preceding 3 year period ending on the date of the purchase of the qualified principal residence. If the buyer is married on the date of purchase and either the buyer or the buyer’s spouse/RDP had an ownership interest in a principal residence during the preceding 3 year period, the buyer does not qualify for the First-Time Buyer Credit even if the spouse/RDP is not going to be on title.

Tax credit allocation:

A Certificate of Allocation will not be issued if:
- We do not receive the application and a copy of the properly executed settlement statement within 2 weeks (14 calendar days) after the close of escrow.
- We receive the application after the total tax credits available have been allocated.
FTB’s determination may not be protested or appealed.

Applications: We will accept applications by fax only beginning May 1, 2010. Do not use the 2009 application. We will post more information by May 1, 2010.

Reservations: Taxpayers who qualify for the New Home Credit may, but are not required to, reserve a tax credit prior to the close of escrow. Reservations will become important as we near the $100 million cap for homes that may not close escrow before the cap is reached, as a reservation will “hold the taxpayer’s place in line” until 2 weeks after escrow closes. To reserve a tax credit, the taxpayer and seller need to complete, sign, and fax to us a reservation request to certify that they have entered into an enforceable contract on or after May 1, 2010, and on or before December 31, 2010. A copy of the signed contract must be included with the reservation request. Taxpayers who reserve a tax credit still need to fax an application and a copy of the settlement statement within 2 weeks after the close of escrow. Taxpayers may not reserve a tax credit if the contract was entered into before May 1, 2010. We will post the reservation form and details about the process by May 1, 2010.

If you are only applying for the First-Time Buyer Credit, you will not be able to reserve the tax credit before escrow closes.

Claiming the tax credit:

The taxpayer must receive a Certificate of Allocation from us to claim the tax credit on their California personal income tax return. The Certificate of Allocation will state the maximum amount the taxpayer can claim listed by tax year.
The taxpayer should refer to the 2010 New Home / First-Time Buyer Credit Publication for instructions on claiming the tax credit (the publication will be available by December, 2010).
Special rules apply to married/RDP taxpayers filing separately, in which case each spouse/RDP is entitled to one-half of the tax credit, even if their ownership percentages are not equal. For 2 or more taxpayers who are not married/RDP, the tax credit amount will have already been allocated to each taxpayer occupying the residence on their respective tax credit allocation letter.
If the available tax credit exceeds the current year net tax, the unused tax credit may not be carried over to the following tax year.
The tax credit may not reduce regular tax below TMT.
The tax credit is not refundable.
Any disallowance of the tax credit may not be protested or appealed

"The Weekend Wrap Up"

Can you believe that we have reached the end of the 1st quarter of 2010 already!? During this time it is great to reflect and see how your current marketing strategy is working for your business. Personally I made some big changes for my business in the new year and I have been having some truly phenominal results. No matter what your business is you NEED a marketing plan.

Here are are a few tips that myself and some partners are having some great success with!

Tighten your target market. Smaller, highly targeted marketing options are far cheaper – and often more effective – than tactics that reach a larger audience. For example, instead of direct mailing to an entire state of note holders or potential buyers and sellers off of a quality list, maybe direct mail to only note holders in that state with notes under $100,000, that are seasoned less than six months on residential property only. Or if you are using classified ads, instead of placing your ads in a large regional paper, maybe place them in smaller local papers in outlying rural areas around major cities.
Ask for ‘remnant space’. If you are advertising, whether it is print, TV or radio, every media outlet has unsold space they sometimes sell to smaller advertisers at a fraction of the regular price. A company that I know got a nationwide remnant ads on CNN for only $500! In this economic environment, ask for details!
E-mail Newsletters. Web-based services with pre-formatted templates that maintain your list and do all of the technical work for you (except for the writing) are a cheap, easy way to regularly remind note holders, referral sources and potential clients of your value and services.

I am committed to putting out valuable content that professionals and home buyers can use. There were some pretty big news stories this week in the Real Estate Financing world and I thought I would share them with you a bit early instead of at the end of the week!

Great News for home buyers! Despite declining home sales for the entire first quarter of 2010 The CA house has decided to extend the home buyer tax credits. The Governor is set to sign the bill today in Fresno CA.

New California First Time Home Buyer Tax Credit Highlights

$200 million in funds available on a first come, first serve basis – could help over 20,000 home buyers
New homes for any taxpayer and new/existing homes for first time home buyers
“Qualified principal residence” means a single-family residence, whether detached or attached, that is purchased to be the principal residence of the taxpayer, is eligible for the homeowner’s exemption under Section 218, and has either never been occupied or is purchased by a first-time home buyer.
$10,000 tax credit or 5% of purchase price (whichever is lower)
Credit given in 3 payments to a taxpayer’s personal income tax returns over 3 year period

Bank Of America to Reduce Principal for Distress Home Owners

Bank of America, the nation’s largest mortgage lender, on Wednesday announced a program to offer homeowners who owe significantly more than their homes are worth the opportunity to have their loan balances reduced.

I’ve done some personal research on this program and from what I heard on the news today it’s a very interesting. If a homeowner owes more than 120% of the value of their home but wants to keep it, B of A essentially forgives interest temporarily. (Another way to look at it is they set the interest rate at -0-.)

Then they set a payment they think the homeowner can afford, and 100% of the payment goes to principal reduction until…

The balance of the loan drops down to the then-current value of the home. Then interest kicks in again, presumably at the original terms, although I don’t know that for sure.

Note that B of A doesn’t give up any principal, but rather gives up interest — but only for a fairly short time.

California Tax Credit Extension | What You Need to Do to Recieve the Extended Funds in 2010

Great News for home buyers! Despite declining home sales for the entire first quarter of 2010 The CA house has decided to extend the home buyer tax credits. The Governor signed the bill in Fresno CA.

New California First Time Home Buyer Tax Credit Highlights How To Qualify

$200 million in funds available on a first come, first serve basis – could help over 20,000 home buyers
New homes for any taxpayer and new/existing homes for first time home buyers
“Qualified principal residence” means a single-family residence, whether detached or attached, that is purchased to be the principal residence of the taxpayer, is eligible for the homeowner’s exemption under Section 218, and has either never been occupied or is purchased by a first-time home buyer.
$10,000 tax credit or 5% of purchase price (whichever is lower)
Credit given in 3 payments to a taxpayer’s personal income tax returns over 3 year period

According to the San Francisco Examiner
The first-time home buyer tax credit extension and expansion has won Congressional approval and is on its way to President Barack Obama. He’s expected to sign the measure as early as tomorrow. The U.S. House of Representatives, this morning, voted 403 to 12 to pass the measure, following unanimous U.S. Senate approval yesterday. The measure was passed as part of unemployment benefits extension legislation H.R. 3548. The extension and expansion of the popular first-time home buyers tax credit gives both new and move-up buyers a tax incentive to buy a home until at least April 30, 2010, longer for military personnel.

So What Steps To Take in order to Receive the Home Buyer Tax Credit in California?

Get in Contract on a Home – Before you can apply for the tax credit you must be in contract on a home. There are several steps you must take to be successful in finding and closing on a home in the California Bay Area and surrounding cities. The first step anyone should take in finding a home is find out how much you can afford without breaking the bank.
